The Isle of Palms “Local Layout” (How the Island Actually Breaks Down)

Most buyers lump IOP into one bucket. Locals don’t.

• 1) Oceanfront + “Front Beach”
  Highest demand, strongest lifestyle appeal, and typically the most exposure to salt, wind, and storm impacts.
  You’re paying for proximity + view, but you also need to understand setbacks, dunes, and insurance.
• 2) Mid-Island (Between the Ocean + Intracoastal)
  More variety: full-time residents, second homes, and some condo pockets.
  Often a balance of beach access and slightly easier driving/parking dynamics.
• 3) Intracoastal/Marsh Side
  Many homes have marsh views, docks, or deep-water access (property-by-property).
  Different concerns than oceanfront: tides, marsh flooding, dock permits, and long-term maintenance.
• 4) Wild Dunes (Gated Resort Community)
  Its own world: resort amenities, strong rental demand in many sections, and additional association layers/fees.
  Wild Dunes Community Association assessments are a real line item to plan for.

The Isle of Palms is blessed with a blend of single family homes, condos and townhomes, and vacation rentals.  The island perfects the island life offering everything you need to enjoy life on the beach.  

Single family homes - The island has plenty to offer in terms of a single family home.  You can still find the older, original homes to the island.  Those however, are fading quickly.
